Run this checklist on ALL listing descriptions, marketing copy, and AI-generated content before publishing.

## Protected Classes (Federal)
Content must NOT reference, imply preference for, or discriminate based on:
- [ ] Race or color
- [ ] Religion
- [ ] National origin
- [ ] Sex (including gender identity and sexual orientation)
- [ ] Familial status (children, pregnancy)
- [ ] Disability
- [ ] Age (in some jurisdictions)

## Language Red Flags
Scan for and remove:

### Familial Status
- "Perfect for couples" -> "Perfect for [property type] living"
- "Adult community" -> (verify 55+ exemption if applicable)
- "No children" -> NEVER use
- "Near playground" -> OK (describing amenity, not targeting)

### Race/National Origin
- "Ethnic" neighborhood references -> Remove
- "Diverse area" -> Remove
- "Walking distance to [specific religious institution]" -> Use "houses of worship"
- "English-speaking" -> NEVER use

### Disability
- "Walking distance to..." -> "Close proximity to..."
- "Steps from..." -> "Near..."
- "Must be able to climb stairs" -> Describe the property feature, not the requirement

### Religion
- "Near [specific church/mosque/temple]" -> "Near houses of worship"
- "Christian community" -> NEVER use
- Holiday-specific marketing -> Keep secular

## AI-Specific Checks
- [ ] AI did not hallucinate demographic claims
- [ ] AI did not add "ideal for [demographic]" language
- [ ] Neighborhood description is factual, not coded
- [ ] School references use ratings, not demographics
- [ ] All claims are verifiable

## Before Publishing
- [ ] Two people have reviewed the content
- [ ] Flagged items have been corrected
- [ ] Content has been re-checked after corrections
- [ ] Final version saved with compliance sign-off
